This was a market-driven project intended to make this 40 year old building competitive with its neighbors for a pool of potential tenants or buyers.

By establishing a common vernacular — in this case radiused or ovoid motifs — the basics of each element were established without having to restart the design process at each new element. Sticking with a template of repetitive and rhythmic patterns unifies the “story” beginning at the front door and carrying throughout the building.

Beyond the visual improvements the program included hazmat abatement, and upgrades to the building’s fire/life safety systems and energy management systems. Our collaboration with various manufacturers, plus the lighting and mechanical upgrades went a long way toward reducing the building’s carbon footprint.
